    Hello looking for an estimate on selling fees on a 300k house

    Solicitor?
    Auctioneer?

    Any other gotchas?
    Any discounts for buying other house through same agent

Advertising fees is usually separate as the length of time a property will be on the market will vary hugely. Agree the basis on which ad.s are costed as the agent may do a mark-up on the newpaper's price and/or have a discount arrangment with them.

    Discuss with one or two extra estate agents as to the best method of sale, at €300k, it is unlikely to be a case of auction, but get some advice.

    Make sure you have planning permissions, title deeds, marriage certificates (if you are married both need to sign), etc. sorted so as to not delay the signing of contracts.

    Talk to your bank early, so you know your options and can plan ahead. It also means they can dig out your title deeds / mortgage documents and have them to hand.

    You don't really need an estate agent to buy, just a solicitor (needed to do check on planning permissions, title deeds, etc.) and perhaps a surveyor. The solicitor you used when buying the house may offer a discount as he should be already familiar with the specific documentation and your circumstances.

    Ive seen some Credit unions have discounted rates for members with certain solicitors in the area.. this might be worth looking as it can expensive.

    The norm is 1% of the cost of the house, plus any other fees on top, the add VAT...

    But like Victor said, it can vary greatly..

    haggle with them all. Auctoineers discount for a quick sale and if its been on the books a while. Solicotors will do it for €500 cash (+ the stamps and dutioes to the land registry) if the paperwork is all there.
