Which Apartment Is Worth More?

    In an estate of ex-council properties (built c.1960) which apartment from the following would generally be more expensive?

    The building is a two storey purpose-built building. So there's one apartment on the ground floor, and one apartment above on the 1st floor. Both apartments have two bedrooms.

    Assuming both are in indentical condition, which would generally be worth more, or would there probably be no difference in value?

    A lot of people would gladly trade off tending a garden for looking out and seeing a garden tended by someone else. Uptairs apartments have a "more secure" feel to them and appeal to a lot of people. If there was any kind of balcony my money would be on the upstairs apartment.

    Thanks. There's no balcony with either.

    I should have mentioned, the 1st floor apartment has the back garden, and the ground floor apartment has the front garden.

    Better again, the back garden is more private than the front garden.

    Traditional logic would be that the upper apartment is more secure and therefore more valuable.

    However, it is less accessible which may make it an issue if you have accessibility / mobility issues - young children, someone who can't climb stairs and so on.

    Upstairs will suffer from any roof leaks whereas downstairs would suffer froma ny rising damp or flooding.

    How many stairs are there in the building? One (or more) common stairs or individual stairs? Council buildings with one common stairs have a marginal extra fire and personal security risk to them.

    Thanks Victor.

    The upstairs apartment has it's own private front door on the ground floor, behind this door is it's own enclosed private staircase up to the apartment.

    also to consider is that noises (footsteps and personal) travel down much more than up so top florr usually quieter if thats a factor.
