Is Cabinteely any good to you? Myself and three friends are moving out of our place at the end of April. It's a three bed - converted to four, in a quiet cul-de-sac. Really nice area, friendly neighbours, number of young kids, green areas for play.
It's just off the n11 and close to bus routes.
