Leaving before your lease is up?

    If, say, a tennent was to change his mind halfway through a one year agreement to - for example - go travelling: is the landlord legally entilled to the other 6 months rent or would he just keep the deposit?

    The landlord is entitled to the rent for the full duration of the lease and can sue for the balance. That you pay your rent monthly is merely a matter of convenience. If you leave early without paying it is quite probable that the lanlord will keep the deposit to offset against his costs / losses.

    You can probably come to some kind of arrangement with the landlord, provided the new tenant is (a) acceptable (b) willing to pay the same or higher rent (c) move in as soon as you move out.
