    Personal savings on deposit have never been higher.

    The people who live there will in many cases have more disposable income than their peers living in places like Dublin as the cost of rent/property is a fraction of the cost in Waterford.

    People will continue to educate themselves in the way that they've been doing so for the last few decades.

    Not sure how you can claim Waterford is constantly being left behind, it has more than most places in the country, although you wouldn't think it listening to some of the people. I'd say Waterford is actually positioning itself as a attractive place to live with greenways, etc which is likely to be more important going forward with work becoming more mobile and less location specific. A bit of optimism also needed as some there seem to only want to talk the place down.

    If everybody stayed in Waterford to educate themselves, the breadth of knowledge in the area would be much narrower and it would be a less attractive place to do business or invest in. It's the nature of the modern world that education is specialised areas happens in a small number of locations, people have to go there but those who return do so with experiences beyond just the education. People moving elsewhere is a fact of modern life, they can be attracted back, along with others who were never there in the first place, bringing skills and experience which could never have been obtained by staying put.

    Jesus, no 'wander' our property markets are wrecked, what we re witnessing is a monopolisation of our property and land markets by large investors, they do this by continually driving up the price of both, by any means necessary, including via speculation, locking out younger generations in the process. yes the serious lack of supply is an other element that's driving up prices, but so to is the increase in demand, due to these potentially oncoming projects. its how the whole game 'works', this ultimately benefits the fire sectors as a whole, but screws everybody else with these rising costs

    I know what you mean about Waterford having more than most places in the country. However, like for like Waterford city is just not getting its fair share. It is not a perception it is fact. Not going to go through all the examples, more knowledgeable people than me have shown the inequality of government support. The TUSE though is a current prime example. Why should Waterford city be getting a TU, which in reality is a downgrade of WIT, when all the other cities have full universities?

    In part though I blame people who held back on their rent/mortage who

    acted the b' They've screwed it up for everyone!

    You still haven't explained how looking at developing something but as yet not actually buying it amounts to speculation, or how money is made from it. Speculation would involve buying the asset (in this case the NQ land) early at the lowest price and then waiting for it to appreciate in value or actively taking steps to increase its value (such as obtaining planning permission) and then selling it on again. Buying the NQ now with planning permission and infrastructure in place doesn't fit with speculation, at this stage they either buy it and develop or they don't buy at all.

    What is the alternative to investors buying a site like NQ? Council build a relatively small number of semi-ds on it and either use them for social housing or sell off individually? Such sites need large scale development, houses wouldn't cover the infrastructure and site development costs here. Large scale property development requires funding beyond what Councils have and getting into property development would be very risky, even reckless. I know its cool now to complain about investment led development but the truth is, without it many sites just wouldn't get developed and the undersupply of housing would be even greater.

    Disappointing that it seems Falcon are not committed to this. Seemed to be all hot air in the end. I'm sure they have their reasons to drop out (if that's the case). Investors often get cold feet as conditions change. Whatever you say about them, they were the catlyst to drive the infrastructure funding forward.

    I don't think will be on hold for long. The council are pushing ahead with the infrastructure works and the bridge to the site. The New Ross greenway is happening and will help to open up the site further and bring more people into the city centre. It's not like any changes to the plan will take forever. It is an SDZ and new plans cans be approved by the council relatively quickly without appeals. Other developers hopefully are waiting in the wings. I was very impressed with some of the old elements but the visual elements left a lot to be desired. We could end up with something much better visually and more suited to current conditions.

    I can understand why people are pessimistic sometimes, but I hate 'the town is dead type of mentality'. I get it a lot when I go back to visit even from some in my family. Time to look forward. Waterford has a huge amount going for it which is probably more evident looking from the outside. The grass isn't always greener.

    The NQ will be developed. It's too good a site not to be. There isn't a better located site in Ireland.

    We would do a lot better if we fought for an independent City State...imagine no more relying on the crumbs from Dublin.. We could have a proper fully funded university and level 4 University hospital dor starters... Utilise the bond market for borrowing over a very long time period if the will was there it could be done

    Not to worry Fianna Gael and its coalition partners have been working to rectify that for the last decade. By using the Waterford population as a cachement area for things like medical care for Cork they've been able to consistently downgrade and move services out of the area.

    Like how dare we get disheartened at the prospect of losing a massive opportunity to develop Waterford and the South East as a whole. Why would we not want to spend all our money in Dublin?

    I hate this sh*t of Waterford people only complain, we dont complain any more than anyone else tbh. I see a small amount of "Kilkenny" people who live in Waterford talking down Waterford alright but rarely a Waterford person.

    The latest on the NQ's highlights the need for a stand alone University even further. I know there is a separate thread on Waterford University but a stand alone University is what will deliver these kind of developments.

    €80 million funding announced yesterday for Universities (not TU's), not mention of DTU or MTU.

    Why the stand alone University is so important.

    1 will deliver teaching hospital, 24/7 cardiac care guaranteed

    2 like the funding above, greater investment, greater FDI, which brings the need for developments like NQs

    3 increased student numbers, greater need for retail, brings the need for Michael St retail

    4 greater increase in funding, FDI, developments around Waterford brings a greater need for runway extension at Waterford Airport

    Just compare Waterford to the University cities and their development, Dublin, Cork, Limerick and Galway.

    All we have had here is plan after plan with no output. Bilberry site, Michael/Newgate St centre, NQ's.

    Stand alone University is critical and our political dummies don't seem to get it

    Waterford has been badly let down of four major issues here which is the collage,airport,hospital and now north quays.watetford needs the government to step in and come up with a complete regeneration scheme like what limerick has got.until then this county,city,region is going nowhere and will continue to lag for generations
