    Folks,

    Got offered a rate of 3.2 % tracker on a mortgage. Is this best around or does anybody know of any better rates?

    Depends on your circumstances - what is the loan to value ratio? Time period of mortgage? What's your credit/savings history like? How old are you? Are you in full time employment or self employed etc.?
