    Do you need planning permission for sunroom. We want to build one at the side of our house.

    Yes, you do. If your planned sunroom was to the rear of your house instead of the side, it might be exempt, depending on its size.

    The general rule is, if it can been seen from the front of the house it requires planning permission. I think you can get away with a porch to the front of a house (up to 2 SqMish if i recall??) without permission but a whole room will need permission. If you were to relocate the extension to the rear then you have a 40 SqM planning exemption but if you have used some or all of that allotment with another exempt extension you must take that into consideration. This is to stop people just making several 40 SqM extensions one after the other to the rear of a property.

    Cost can be broken into two categories.

    First you will need to pay for the planning ad (can range from €35 for local papers in Athlone for example, to several hundreds for Indo or Times which can also be used for midlands applications). Planning pack (maps req'd for permission) Ca €80, Application fee is €80 for sunroom.

    Drawing package. Architect fees would be min 2-3 grand but a student or recent grad would do the same for a grand or so (depending on the surveying req'd to draft your existing house and based on midlands prices.... you lot up in the big smoke might try crazy prices for nixer's??) and assuming the council don't request additional drawings by way of a request for further information. Be cautious that a n00b to the planning process might need a couple of shots in getting even the simplest of application validated by the council so bear with them.... monkeys and peanuts and all!!.

    Generally I'd personally charge 800-1,000 with the client buying the Ad, maps and planning fee and depending on any further info (not likely for sunroom) we might come to an amicable agreement for a few bobs.

    Cant say what the cost of planning notices are in local papers in that area but in Donegal its 17 euro

    Your planning pack (A4)from the O.S. is only about 56 euro incl postage

    Planning fee for a sun room is 80 euro???. Where did you get this from. Its 34 euro.

    You wouldn't be trying to bump up your estimate?
