Wow - things really have gone quiet!
Guess its cos Eircom/BT have finally got their act together + we have all grown to love Sky Conway!

However from my perspective i'm getting more and more dis-satisfied with Castleforbes Square every day...
-It seems that the builders get louder and louder and start earlier each day...
-Deliveries arriving at 6am each day and reversing down the street
-The 80MPH trucks down Castelforbes road seem to be getting more frequent
-And i am going mental from lack of sleep!

Anyone know when danninger are gonna be finished in Castleforbes?
There is a 3Ton limit sign on each side of castelforbes road - anyone know what this sign actually means?

The entire city bans vehicles over 3 tonnes from parking on-street (unless loading/unloading). Exceptions are made for specific roads, Castleforbes Road being one of them.

We need to find a way to communicate on a face to face basis.
This way we can share our views , ideas and issues about living in Castleforbes. In addition this would be a ideal way to build a better a sense of community and provide a social outlet.

It is not good the as nieghbours we end up passing each other in the corridors and elelvators without realy getting to know each other.

I am no good at organising this sort of thing but I am sure that many of you out there are so come on lets see some action.

Somone get a notice up on the notice boards and organise a metting. My view is that many would turn up and are just waiting forsomeone to organise it.

Try not to get too stressed out with all the building work going on int he general area.

The truth is that we all realised that when we decidedto live in castleforbes we knew that the surrounding area was developing with project such as the luas extension , macken st bridge , point village , liffey trust site , brooks thomas sites , national conf centre , spencer dock etc.

The sooner all this work starts the sooner it will be finish and the overall area will settle down and reach its full potential as a great place to live and as a good investment.

So keep the faith

I see from the recently published report of enquiry into the Luas Docklands extension that one of the recommendations in the report, requests that the station at the point village be moved 10 mts westwards i.e. nearer to castleforbes - good news for us a shorter walk ,
Also I understand that the minister is due to sign the Railway Order for the extension by the end of Sept.

This order allows physical work to start on the line.

1st Phase up to Jan 07 is to redivert underground pipes / cables. This will allow construction work on the track propper to start in Feb 07 and take about 20 months.

Lastly and by no means least on the subject of Property Prices !

Has anyone taken the time to have a look at the apartments currently being advertised at the Gasworks site across the river.

The interesting thing here is taht these apartments are also built by Danninger , are of the same general size , standard and design. With 2 exceptions - marble worktops in the kitchen and solid wodden doors throughout - max cost to the builder about €4k per apartment.

Yet the sale price of the units averages about €110 k more than the equivalent units in castleforbes. Also the car parking spots cost €40k.

All the apartment blocks in the development and positioned very close together and in addition the Dart line runs on a raised embankment close to several of the blocks - negative impact on privacy ( a bushers paradise )and noise.

Worst of all is that all the apartments are painted a strange shade of grey which tends to make them resemble a fleet of battleships stranded in port when the tide went out.

Hope my descriptions dont offend anyone ( especially if any of your friends or relatives bought there) but all in all looks to me as if we got much better valve and a better investment on this side of the river.

I was surprised to see that in the lastest release of block A, a second floor 2 bed is 450k thats 30k more than a second florr 2 bed in block c launched in the spring-

Did anyone else look at the new show apartments? I thought thye looked pretty poor to be honest, one of then has a boarded up window! With some nasty looking 3 inch nails in the walls!!
It appears that they are not selling very fast....

On another note, it looks like the TAB site (site opposite block c on sheriff street) is making good progress, anyone know what is planned for that site?

Development plans for Danninger site on corner of castleforbes road and sherrif st - across from block C are as follows


Nine storey apartment block on corner to match existing similar design on opposite corner of the street.

Rest of the site contains an eitht storey / mixed use office block fronting onto sherrif.

Remainder of site is 6 storey and 1 set back floor ( 7th storey ) group of apartment blocks - all with underground parking.

Estimated building completion date june 08.

Jackspock... I realised there would be noise when i moved into Caslteforbes Square... however i did not realise that the building work would be starting at 6am each morning! I thought there were meant to be planning laws in this country - forbidding unsocial noise out-of-hours?

Keep a diary for a few weeks of the relevant behavior and go to all the local councillors requesting it be changed. Also fire off a letter to the Roads Department in the city council.

I have just noticed your thread in the Neighbours site about putting Double Yellow lines down Castlforbes Road to stop the Trucks from parking there!!! I was just wondering are you the same person who also got the Double Yellow lines put down inside the square itself??

You abviously have a car space yourself but what about the people who don't, where are they going to park if there are double yellow lines everywhere?? Before you say that i should have bought a car space, i did try but because i have only bought a One bed apartment i was unable to buy a Car Space!!!! I think it would be a better idea if there was pay and display along the road, with a possibility of residential permits. I think you are thinking a little too drastically in this case.

As you're entering castleforbes immediately on the right (side window of spar) there is no double-yellowed line for some reason. There's enough space for one car.

I'm in a one bed apartment too so I couldn't get a carpark space. I can't imagine they've filled the carpack though?

some one beds got car parking spaces in the first few months...!
it was probably going that way till they realised they didn't have enough to go around.
I wonder if asking hooke and macd if they actually have a few left over would help the situation...?
I'm sure once more people move in, there will be more spaces for rent...

I didn't get the double yellow line put down on the inside street... i presume the builders did....

I would also presume that they are semi-illegal or that a decision to put this kind of thing down would be a decision for the management company (in consultation with the residents committee)

I notice they are saying clamping is now active there... but the cars still park there... has anyone seen the clampers out yet?

For hose interested... Its usually possible to buy a car park space seperate to an apartment... but anyone contemplating selling theirs is mad as it drastically reduces the apt re-sale value (or at least removes a lot of possible target buyers)

I heard that the clampers were starting this week.....i had to park there last night because when i got home from work all the spaces were gone due to the concert that was on in the Point!!!

I'm just wondering what will happen whenever a concert is on in the future and the Clampers are around.....will i get clamped by parking there?? I must look into the Semi-illegal aspect of it, thanks for that.

I also know for a fact that there are people parking in the carpark under Block E without actually owning one.....i was told that the buzzers to get into the car park are available to buy in a shop on Amien Street!!!

There is nothing illegal about private clamping so long as the clampers have clearly signposted the fact that they are operating in a given area. If on the other hand your car was clamped in a place where there were no signs indicating that cars parked there would be clamped, then the private clamping would be illegal.

My understanding is that it is legal for private parties / commercial entities to clamp vehicles parked in contravention of local rules bye -laws. Once these bye lwas have ben agreed to and signs are clearly posted.

A good exmaple is the fact that many supermarket and shopping centre carparks ( particularly those located near Railway stations) have signs up saying that any car parked more than 3 hours will be clamped.Superquinn in Sutton have being operating this policy for a number of years. The charge to have their clamp removed is 80 euros.

I am sure if you take legal advice you will see that the terms /conditions of the Property Management Company running Castleforbes Sq allow them to take all reasonable and practical measures to ensure the development is run in a controlled and manged way.
Clamping of cars parked in restricted areas would be seen to fall into this category.

Anglo Irish Bank ---- moving to the new Office Building on Brooks Thomas Site.

Anyone see the article in yesterdays Sunday Business Post saying that Anglo Irish Bank are centralising their various Dublin offices into a new state of the art office complex to built on the now vacated Brooks Thomas sites on the North Doclkands.

Building is expected to start in 2007 and take 2 years to complete.

Goods news for us in so far as this project will provide a high quality buillding / tennant for the a large piece of the infill area between Spencer Dock and Castleforbes / point village areas.

Anglo employ 500 office based people and this will encourage other business / shops to locate around them.

Hi everyone,
I've just moved a couple of weeks ago to an apartment in block E and I got cable tv with Sky Conway because there was no other option to pick though it's not great at least I have television to watch, but anyway the reason of my post is that I'm trying to set up the broadband and to be honest I find quite hard to find a good provider. I'm renting the apartment and I rang eircom in order to know if my phone line was activated because Magnet enterntainmet requieres to have it and not a very pleasent woman told me that obviously it wasnt acctivated but she could do it just pressing a button and charging me $120, Amazing!!!! so for that I will really appreciated if any of you can suggest me what kind of broadband you have at home, prices and type of conexion, I dont really need a phone line because I will use skype or voipbuster to make phone call or mobile for other purposes. At the moment I'm thiking on Irishbroadband, the package you buy in any shop for 75 euros, though the speed is not great and I dont really know if the signal is going to be good either.

Quite a few of us have tried it and sent the back box immediately

From my perspective - I have BT broadband in my apartment €50PM for 3 meg line including line rental - they have much cheaper cpackages available too....

From my research it seems that BT is the best option:
Eircom - expensive rip off
UTV/Digiweb DSL - clones of eircom
Digiweb metro - Unavailable
Smart - Unavailable
NTL - Unavailable

Guys, i know clearwire is not ideal - however i am using it and if its just to browse the web and you are not downloading then i find it ok. Not the best but you could NEVER put it in the same league as Ripwave - quite possibly the biggest scam that this country has ever seen!!!!!

There is no need for those yellow lines, the road is wide enough to have cars parked along that side of the street. O.K. they are needed around the entrance to the underground carparks but there is no need for them along the straight.
When do we the residence get to decide on these things? the sooner we get a residence committee the better!

Has anybody else noticed that skyconway reception isnt as good as it used to be, especially on, E4 & living TV?

I agree with you completely. There was never a problem when people parked there in the beginning!! I have lived there since february and never had any problems. On the side where your allowed to park you can only fit approx ten Cars.....this is a disgrace in a complex of over 450 apartments.....and growing!!! I think a meeting with the management company should happen to resolve this issue. Do the managment company recieve part of the Clamping Fee from the clampers does anyone know?? If so is this the reason they are doing it?? I personally think that the Managment fees we all pay should be more than sufficient for a company to earn from one Apartment block!!

So I rang the estate agent and she told me that yes there were still parking spaces available but no we couldn't buy one, as we had already signed the contract for the apartment! I can only assume their logic for this is that they want to retain as many parking spaces as possible so that a) they can use then as an incentive to sell the remaining apts. and/or b) cause they think they can get more for them on the open market. If anyone knows/hears of a change in policy re. this, let me know!

Why dont you contact Danninger directly about purchasing a car parking space.
Not sure how badly you need one but my guess is if you you offered slightly more than the current asking price you might get a result.

I know this might be hard to swallow but it might be a a very good deal in the medium to long run.

Who knows you may get the parking spot for very little above the formal asking price of 30k
The price of an underground slot is bound to increase when the next phase of the development is released for sale next April. Given the cost of underground parking elsewhre in the city centre my guess is that the price will increase to at least 33k next year.

Just a suggestion - you have nothing to loose by making an enquiry

Hi RB, We bought a HD ready tv,but the channels are very limited with sky at the moment.(and you need to buy an extra wee hd box along with the decoder) However in my opinion, if ur going to buy a decent tv anyways, you may as well fork out the extra few quid for one,as that is the route technology seems to be mooving in...and you dont want ur new set to be obsolete in 2 years time!;)

what is the closest supermarket ie dunnes/tesco/superquinn from castleforbes? i want to be able to drive with out the hassle and traffic of town/parking traffic etc....anything in fairview direction?

Im in Block E and was perturbed to put it mildly last Friday night by the smell of refuse coming up from the basement in the stairwell. I rang the management company and the man said he would look into it. By Sunday most of the bins in the basement were overflowing and the smell was appalling.
The situation is not helped by residents who leave their rubbish beside the bins rather than walk a few yards to find a less full one. Theres always an empty one at the far end of the basement where the cardboard is piled up.

Is anybody else bothered by this?

The rubbish in Block D is not much better - its been full every friday in the 6 months i have been living there...

And now that Block C and A are coming onstream it seems to be filling up even quicker

I suggest that there are a LOT more bins needed for this basement.

Still at least the runnish collectors are coming Tuesday lunchtime now... instead of 6am on a tuesday morning!

Hey, these are the ones I know of:

Tesco in sandymount (toll brigde in the way )
Super Valu on tablot st - prob too central
Tesco in phibsboro
Super Valu in killester

Neither of the last two are particularly close, cant think of anything closer . Might be worth considering heading to tesco.ie - its grand for the bulky essentials!

Centra on Fairview Strand is about 20 min walk or 5 mins in a car.


For the medium to long term why dont as many of you out there as possible send an e-mail to LIDL and ALDI requesting them to consider opening a store in the North Doclkands area.

ALDI did have plans to open a store on east wall road on the site of the vacated Tucks Fasteners Building but were refused planning permission on the ground of possible parking / traffic congestion. Note sure what happened to their proposals after that setback.

I am fairly sure that the retail area of the Point Village will have a Dunnes or Tesco as an anchor tennant.

Anyone got any news on when the SPAR shop is due to open.

I thought that every development should provide recycling bins by law .
Haven't seen any at Castleforbes where part of the problem is that a lot of paper and cardboard boxes are taking up the space of normal waste. There's also supposed to be a glass recycling bin !
