Cost of Foundations in Co.Wicklow

Hello Folks,

I've taken my time to register on this site, but I ussually browse through it fairly regularly.

Myself and the 'Wife to be' have found a site in Co.Wicklow and have agreed a price with the Vendor.

I'm having trouble working out the cost of the Foundations to Ground level for a Timber frame kit.

Does anybody know the approximate cost of the foundation work for a Split-level 2200sq foot Bungalow in Wicklow?
The site itself is flat and the ground free of Rock I hope.

Any info on this would be appreciated.

Hi MRTR,

I paid 25000 for 3400 sq ft foundation for timberframe. This included up to slab supply and fit all sewer pipes, ESB, putting in treatment system, soak pits, radon barrier, percolation as well as slab 600 sq ft garage up to housing standards.

Was this carried out recently?
That sounds like a super house!
Is your garage incorporated into the house?
What TF company did you use?
I'm thinking about sinking the garage/s under the bungalow. I've seen an ideal example on IJM's site.

Is your house finished?
Would you recommend a T.F. build?
Did you use direct labour or a contractor?
I would appreciate any advice you and other Boards members gan give me.

I got a price for my raft for a timberframe house 2450 sq ft,including the garage and road in around the house for 18300 euro.The engineer seems to have designed the raft for a block built house having included twice as much steel thats needed.I am trying to get him to change the raft drawings to reduce the costs as this is a bit of over kill!

Do you mind me asking what Timber Frame Company is supplying your house ?

For you own sake please don't say Ainsley/Timbrick ?

I contracted Ainsley to build my house they did a terrible job. So bad in fact that my engineer insisted that I get a Specialist Timber Frame Engineer in to do a report on the job. The report ran to 22 pages. We are up to a cost of about €25k and rising to remedy it.
They refused to answer our phone calls so we did a little digging and found out they had just been sued and were stricken off by the CRO.

We subsequently found out that the have re-registered under the name Timbrick Homes LTD.

Country prices....I'm paying €4K for a deep trench foundation only, no radon sump......and i did shop around

Split level will cost a certain percentage more then single level foundations.

I have just finished my own one recently and their are some extra issues to be aware of for costing.My foundations sucked up 47 cubes of concrete and blocks about 4000 and then another 37 cubes in the slab and all for a footprint of 2600sqft.

Other considerations are there will most likely tanking to be done and insulation to be put in at any change in level, french drain may be needed to relieve water from top level, a radon sump in each level depending on design (not a big cost), steel reinforcing.
