Looking for suggestions

I'm moving to Dublin shortly to work in the D4 area. I'm looking for a 3 bed apt on the Dart line ideally, but would settle for one on the Red Luas line.

I have a budget of up to €600,000. Any ideas as to what the best area to aim for is?

Assuming there are 3-4 of you, what is everyone else doing? Working? Studying? School? Find somewhere that is most suitable for everyone. Note that while transport is OK to get from a suburb to the city, between suburbs it can be quite bad.

Also try to find somewhere with good services - supermarket, doctor, schools, pub, etc.

Use daft commuter serach and you will find that 600,000 will not get a 3 bed apartment listed in Co Dublin or Dublin city near the Dart line.

Beaupark out in Donaghmede/Baldoyle should have new three bed apartments like this one. Each floor of that building is one apartment. Look up Beaupark on the net http://beaupark.com/ and http://www.menolly.ie/developments/beaupark/location.htm
For now you have to walk to dart station 15 to 30 minutes or shuttle bus it

There are a few new builds around in your budget, particularly on the Northside in places like the IFSC and Fairview - remember that with a new build you won't have stamp duty as an owner-occupier:

It might also be worth looking at the old suburbs like Drumcondra, Glasnevin, Rathmines, Ranelagh or similar - you'll be able to walk to work or take a quick bus ride.

Dun Laoghaire is a good option, nice town feel.

I had a look at the one in Ringsend though http://www1.myhome.ie/search/property.asp?id=279985 and if you look at the floor plans Bedroom 1 is only 4' wide. If that's not a mistake it must surely be illegal. The hallway in an average house would be that wide. So it's really only a two bed. It would be worth a viewing to see the estate agent squirm when asked about fitting in a bed.

Clarinda Park is a nice area. Used to rent a flat there many moons ago.
One thing to bare in mind if considering purchasing an apartment there, would be noise - the houses all have wooden floors and sound does travel through them very easily.
This can make an otherwise beautiful location and apartment (of which Clarinda park has both in spades) worthy of reconsideration. Of course if you can afford a 600K mortgage you can probably afford proper sound proofing too!
That said, I'd buy in Clarinda Park in a shot if only I could afford it, these days can't even afford to rent there - when I rented there before I was a burger flipper in McDonalds...
Now earning many multiples of a burger flipper and cannot afford a place to rent or buy like that..aghh!!

The site has a floor plan. The room may be L-shaped and and they are stating the width for the narrower part.
