Ive always wondered what the situation is with apartments. How much right do you have to change the inside. Like say you had a large double bedroom and wanted to make it 2 singles, and it didnt involve anything load bearing, could you do it? Is there planning involved for work inside an apartment?I doubt it...but maybe planning to call your 2 bedroom a 3 bedroom?

You will probably need the permission of the building owner / managment company.

There may also be planning permission issues - planners usually set out the percentage breakdown of 1/2/3-bed units in developments.

It will be tough to get a door into your new bedroom, i doubt that you can just cut one out of the wall.

if you dont get planning permission, you,d have to change it back be4 selling, its not technically complicated if you just wanna put up a wooden frame, plaster board wall.Residents might complain if you are making alot of noise ,drilling etc ,if you did 2 hours work each day, from 2pm,you might get away with it.LOOK at your lease, there may be a clause against subletting an apartment,in your residential agreement.

You just have to read your lease.

Why would he have to change back before selling?

In general terms, you are entitled to renovate your flat, even if this involves some noise.

I misread this as "Turning a 3 Bed Apt into 2".

There are minimum floor area standards for apartment and room sizes in city / county development plans.

15.9.1 Residential Mix in House and Apartment Development

In general Dublin City Council will require that not more than 45% of the units in a development be of the one-bedroom type. In large developments, with fifty or more units, Dublin City Council will require the inclusion of a minimum of 25% of family-sized (i.e. minimum of 80 sq. m.) units.

    .........

    15.9.2 Size of Residential Units
A key element in assessing the quality of residential development relates to the size of individual units. The following table sets out the minimum floor area
    required for residential developments:

    Unit Type Minimum Floor Area
    1-bed 45 sq.m.
    2-bed 65 sq.m.
    3-bed 80 sq.m.

    .........

15.9.3 Internal Layout of Residential Units

The minimum size of rooms required for new developments and conversions in all instances is set out below

    Room Minimum Area
    Living area 11 sq.m.
    Kitchen area 5 sq.m.
    Dining Area 4 sq.m.
    Bathroom 4 sq.m.
    Bedroom (Double) 10.2 sq.m.
    Bedroom (Single) 6.5 sq.m.

    .....

All dwellings units shall have at least one bedroom
which is a minimum of 10.2 sq. m. in floor area.

    .....

if you put up a wall if its against planning or building regs, when you wanna sell you,ll have to take it down, simple.ie put back as when you moved into aptmnt.
