Getting the house ready for a valuation.

    Other than spotless it, is there any hints or tips you guys can give me to get the best out of my place. I've cut the grass, trimmed the bushes, done the front door, painted where necessary. I'd very much appreciate any help.

    It's not really the valuation you need to prepare your house for, it's the viewings. The person doing the valuation won't be attracted by the smell of baking bed or flowers on the table, the valuation will be based on market value, this will go up or down based on the condition of the house...double glazing, wooden floors etc. Once it's clean and tidy inside and out your sorted.

    Don't just paint; consider reflooring; refitting electical fittings if they are bakelite; possibly also plumbing fittings.

    If you are looking to sell (in Dublin anyhow) and your neighbour has the same place up for what you both think is the correct price - only difference is you sank 3-5 grand into it to sell- with no other differences your place will sell first.

    I say this only in the context of an absolute stagnation of the housing market in my area.

    But this could also be true outside Dublin and beyond this stagnation period!
