    Good

    The apartment layouts are very good - they're bigger than average (two-beds in the three large buildings are 840 square feet, in the gasholder they're 870) and all have a store room and a plumbed-in utility room. The finish is sparse - you get tiles in the bathrooms and kitchen units (not appliances) and that's it. Soundproofing is extremely good given the eight-inch concrete walls and floors and the 12-inch gap between your ceiling and the bottom of upstairs' floor. Handling of snag lists is professional and the builders have been good at fixing problems, of which there haven't been many.

    The location is excellent - there is a DART station beside the development and plenty of busses on Ringsend Road, but since it's a fifteen minute walk to either Merrion Square, Ballsbridge or Baggot Street you're unlikely to get them very often.

    The management fees have been stable so far; the huge scale of the development means that there is plenty of money for contigencies so you're unlikely to be asked for one-off payments or get large increases. The management company could be better, but it's still dominated by the builder so that will change; the management agents (RF property management) are pretty good.

    Bad

    It's a very large development, which means the problems inherent in apartment developments - parties, refuse, people jamming doors open, car park problems, etc., are all magnified somewhat. However, this doesn't make it bad to live in; it's just that the change from living in a suburban semi or rural bungalow to a large complex surprises some people.

    Others will know better than me but I heard some of the apartments are very dark because of the density.

    For a two bed in the buildings with lifts it's 1400, plus 250 for a parking space. One beds and three beds are lower and higher respectively.
