Something like ACT, but I wanted something online, so I can allow someone in a remote location to log in.... a simple system, and not expensive either.

if you could get someone to setup egroupware on your existing webspace it would do all of that and more.

both vtiger and sugar crm are worth looking at
http://vtiger.com very easy to setup windows linux anything at all really, even does quotes/invoices
http://www.sugarforge.org/projects/sugarcrm/ little harder to setup lots of options for it.
