For most its gonna be the BIGGEST financial decisions their life. A mortgage for 30++ years. www.floodmaps.ie - relevant with todays storm flooding in some areas. I recently saw a site for sale in Kilkenny and it was almost completely flooded

According to the census we have 250,000 houses PLUS vacant.
Never lived in.
30,000 HOLIDAY HOMES TOO

There is a BIG difference. Especially when you take into account that most of these EMPTY houses were bought AFTER 2002.

Now why would you buy a house and not rent it out and not live in it? for the Craic?
Taxpayers have been paying investors to buy up these houses through Tax incentive schemes etc. The "investors" havent let these properties onto the market for anyone to live in. Crunching supply.
Why did they buy them? I believe they were purchased for capital appreciationand were not rented out so that the investor would not be liable for Capital Gains Tax.

and of course check www.floodmaps.ie - make sure your property is not on a floodplain - look up adamstown for example! they did work on the area a few years ago(pre 2002) to prevent flooding (as part of planning requirements) yet it flooded in 2002. part of it is on a floodplain

Now that property prices have stalled people should no longer panic buy. i.e " I am gonna buy this before I am priced out of the market"!.

You are either priced out now or can still afford something.
Think carefully! Always use an independent mortgage broker!
Look for a discount.
only buy if you can comfortably afford repayments including interest rates of 5%PLUS!! (VERY IMPORTANT)

RENTING: You may be able to rent somewhere SIGNIFICANTLY cheaper than a mortgage repayment for the equivalent house in the same area.
literally you can save thousands. RENT IS NOT DEAD MONEY in a situation where the market has stalled. It will allow you to save enough for a deposit and buy your own better place in the future.

If the property does not suit your long term needs DO NOT BUY IT.
Property is a long term thing - remember your taking out a MORTGAGE its an undertaking to PAY THE MONEY EVERY MONTH FOR maybe THIRTY FIVE YEARS.
If you buy a 1bed apartment and hope to have a family in the future I advise you NOT to BUY RENT INSTEAD AND SAVE MONEY.

The information on the site is very basic for what I've seen of Kilkenny. If your talking about along the Circular Road I've photos of it that dont appear on the site that show a lot worse thans actually report.

Also why not update your OP rather than doing a new one each time

if you zoom into certain flood affected areas you can see flood plains river swells, tidal rivers etc what else do you want? You can then click on flood events and see the photos of the recent floods along with county council reports recommendations etc oh and newspaper articles of the events.
plus the site will tell you if the area has recurrent flooding as opposed to hurricane charlie type once in two hundred years type flooding

Flooding is a matter that is becoming more and more relevant. Know of one development in the course of construction where houses in the 800k plus bracket (ironically on raft foundations) moved during recent floods - think some engineer better check his insurance policy...

Get an "Estate Agent" to buy the property for you, make sure he negociates the best deal for you like they do in America.

Raft foundations are just a name and a very mis leading one at that.

You cant get planning permsion to buildin flood plans these days. Unless you've a lot a brown envolopes

Well we know that PLENTY have ALREADY been built with the browne envelopes.
So no harm to check even if your buying second hand plus no harm to check the approach routes too

only if you bought it first - this is supposed to be "tips for buyers"
or if you were familiar with the location or knew someone who was.

Lots of people (because of the affordability problem) are now buying in COUNTIES different to where the work/grew up in hence they would not always be familiar

If a house I was looking at was near a river the first thing I'd do would be to ask around to see if its a flood risk.

floodmaps.ie wont tell you if you house will flood. Just the area

Floodmaps.ie is better than nothing!
I presume its in Kilkeny city - there is lots on information on flooding on that website in Kilkenny City.
Now seriously what are you trying to prove? Are you gonna add any tips for buyers ? Do you have a better suggestion because I would love to hear it

In your first post you say

I recently saw a site for sale in Kilkenny and it was almost completely flooded

so I picked a place in Kilkenny that I know (its at the junction of the Kilmanagh Road/Circular Road) to show me based on www.floodmaps.ie whose house floods.

If your worried about flooding ask around the neighbourhoud and see what they have to saw. Look for water damage but dont use that site alone.

None of them tell you that a house in the area is liable to flood. They say that area is prone to flooding but that may mean the house could flood or it might not.

I'll add my local knowledge.

Tolka Vale apartments in Glasnevin/Finglas have been regularly flooded from overspill of tolka river which is right beside it, especially that underground car park.
One also thats not that known...Royal Canal Park at Ratoath Rd end was always soaked in water with a bit of rain, water table rises too fast and excess is dumped downhill onto River Road (they built a wall now)
I know as i used to walk my dog there only when it was dry and before the bulldozers moved in
Some place in Lucan also has same problem, i forget name, its on floodmap.ie
Also any buyers beware in Ongar/Clonee area, check the website on past history.

When I was looking at a place in Lucan a while ago beside the Liffey. No flood maps back then and the first question I asked is does the place flood. Estate Agent said no but I had a look around and I reckon she was telling porkie pies.

The Griffin used to flood a lot but drainage works were done there a while back. Still some people along the it cant get flood insurnace any more
