I was looking at a house in Kildare there before Christmas (november) which was for sale, went for 2 viewings and put in a bid but it went over the max i wanted to pay after 2 weeks, AFAIK it sold for 435K now less than 2 months later it is back up for sale with a different auctioneer and a starting of 475K.
Do these auctioneers/sellers think we are all stupid by hiking the price by 40K ???

Yes, yes they do. People are copping on though. Instead of panicking, they're holding off now and seeing if the house actually does sell. If it's still there in a month's time, people are coming back and offering less than advertised.

We viewed a brand new house in Co.Kildare with an asking price of 750k early last summer. It had been on the market for a couple of months at that stage. It was still for sale at Christmas but has been "withdrawn" in last couple of weeks. It was a fine once-off house, built to be sold, and had 8 loose boxes and couple of acres with it, 15 mins from Curragh Racecourse. I'd say it was a bit of a shock to them when that didn't sell! :D Wonder how soon they'll try again....
