Car damaged by for sale sign - advice needed

    Hi,

    I'm looking for some legal opinion..

    I live in a rented house which has a small walled carpark at the front. There was a "for sale" sign attached to the wall which blew down in January, & damaged my car, while it was very windy. I rang the landlord & informed him of the damage to my car & he basically said he'd look after it & pay for repairs. I also rang the sales agents to inform them, but didn't go any further with them, because the landlord "appeared" to accept that it was his responibility- & I've been chasing him for a couple of months, to get this sorted.

    I've decided to go to the small claims court - my question is - who might be legally responsible for the damage - the landlord, because it's his wall & property, or the sales agency because it was their sign?

    I would imagine the blame lies with whoever put the sign up, the wall (landlords responsibility) did'nt do anything wrong.
