bought a house with a mate of mine 2 years ago.

the bathrooms a bit crap and outdated.

we're selling up in 3 years time.

if we were to do up the bathroom, i'm asuming it would cost 4k? would we see this return when we sell the house?

if so, would anyone recomend where's best to go to get a new bathroom, ta.

We're about to start renovating our bathroom. We got a company in to do up some plans and they quoted us €10.5k (.."but that price includes all the tiling too..."). We are doing it ourselves instead and reckon it will cost about €4.5k.

It is currently tiled from floor to ceiling. We are putting in a new suite (bath, sink and loo - no separate shower cubicle) and only tiling the splashback areas; therefore we need to get get the bathroom plastered. So plumber and plasterer required. If you are in Dublin, I'd recommend a visit to Abby Builders Providers/Arro at Kilshane cross on the road to Ashbourne. They do a number of bathroom suite packages. We got a plain white suite at a good price. The only thing is, there was a shower head and hose included with the bath which was cheap plastic sprayed silver - we will replace this with a chrome one instead

The hotpress is in the bathroom and the tap end of the bath backs onto it. The Bath is wider than the hotpress, so we need to extend out the hotpress wall to be at least in line with the width of the bath as we need to hang a showerscreen on it. We need to get our carpenter to do this plus the window sill, hotpress doors and skirting. Plus put down the marine ply on the floor for the tiles

We also need an electrian to replace the bathroom light fitting, take off the shower, put it back on, etc

Finally, we need tiler to tile the floor and splashback areas

We have renovated 2 houses in the past 2 years so have good workmen that we have used before, but we do have the hassle of lining them all up separately and the job will take 3-4 weeks to do. Still, there's a lot of savings to be had doing it yourself plus it will deffo add value to the house

    No worries.

Yep, it was a well known established bathroom company and quote was about 9 months ago, so who knows what it would be now. They must've been charging €4k for the CAD drawings :D

They said the price included everything - electrics, tiling, etc and would be done in a couple of days
