Concrete Slab Laying

    Hi All,
    Am giving serious thought to a log cabin / home office out the back garden and need to get a concrete slab done for the foundation. Company potentially supplying the cabin have quoted me €100 per sq metre - need about 30 in all, which seems a bit excessive.
    Anyone out there (a)know of any builders / suppliers I can contact, (b)know if the above price is reasonable or a bit steep?

    There's a Seomra (spl?) showroom between Kilmac and Glen of the Downs on the southbound side.

    Wouldn't it need planning permission though?

    No you won't need planning permission for those up to 25 sq. metres (if I'm correct, or else it was 45?!). My neighbour is actually building a whole garage (concrete walls, sloped roof etc) in his garden and according to him he doesn't need a planning permission for that either!

    extensions (attached) to houses up to 40 sq.m

    Be careful, these are exempt but there are conditions which MUST be met in order to not have to go for planning permission.

    A 'metre of concrete' is actually one cubic metre of concrete...so, 1m x 1m x 1m volume. That's how you order the stuff. So if you do a slab thickness of 150mm then you'll get an area of 2.6m x 2.6m. Remember to ask if the guy laying the slab is using 'Clause 804' hardcore and is compacting it down....

    As for the price of concrete, supplying and labour rates need to be considered...The price seems fine but does this include VAT?

    No does not include VAT. Giving serious thought to doing it myself though.
    Area of the cabin will be 25 sqm so will be under the planning.

    under the planning regs there are conditions such as minimum area to be retained for private amenity space...other issues too as to proximity of windows etc... worth having a look in detail before undertaking the project.

    Hi there

    You may wish to look up your lease to determine permission from the management company in this regard, whatever about planning permission from the Council. According to the lease I have for a 2 bed house, the following regulations apply:

    13 To Decorate
    13.1 At all times to maintain the sold premises in first class decorative condition
    13.2 Not to decorate the exterior of the sold premises otherwise than with the prior consent in writing of the developer and/or the management company

    14 Alterations
    14.1 Not to make any alteration in or to the sold premises without the approval in writing of the Lessor and the developer or the management company of the plans and specifications submitted to the Lessor and the developer or the management company for approval and to make those alterations only in accordance with the said plans and specifications when so approved and to obtain at the Lessee’s own expense all licences planning permissions and other things necessary for the lawful carrying out of such alterations and to comply with all regulations applicable generally and or to the specific works undertaken.
    14.2 Not without prior consent in writing of the Lessor and the developer or the management company make any alterations or additions whatsoever (structural or otherwise) to the private garden forming part of the sold premises or to carry out any development within the meaning of the Local Government Planning and Development Act 2000 or use the private garden forming part of the sold premises in such a manner as to be or become a nuisance or annoyance to the Lessors and occupiers of any of the other houses or units or to detract from the amenities of any of the other houses.
