Development contribution scheme for new houses - post the rate for your County

    Just to kick this off I would welcome details from other users as to the rates involved and how they are determined for their respective counties. Post the details but refrain from dragging this off to a Q & A session.

    In Donegal the level of contribution is determined by the house size. The starting rate 3 years ago (will amend later to present rate) was as follows:

    up to 160 m2 = €2600
    160 m2 - 200 m2 = €3600
    200 mt and over = €5400.

    If water supply was private (group scheme, well etc) then a discount of €1800 was applied.

    Edit: Post the fees/rates - Do not start asking questions about "what should I pay" or my cousin only paid €xxxx in the same county. Off topic posts will be deleted and users either yellow or red carded.

    Total €18,000 moe or less.

    Originally the price was scaled by size of building but now I think it is a fixed price of all size residential properties. Someone who dealt with it more recently might confirm.

    Hi..
    3200sq feet in Cavan, we're paying €2590, we're supplying our own water and waste services. Being from Cavan I think even this is too much..:rolleyes: . as for that charge in Kildare..:eek: :eek:

    I have just had a trawal of the roscommoncoco website and have seen figures betweeen 5K & 14K

    €5,420 seems to be standard price for single dwellings ( off mains sewerage)
    €6,110 with mains sewerage.


    We paid about 4.5K four years ago

    My grant was in april for 200sq meters. €2424

    Maybe because of existing entrance the secondary rate wasn't applied.

    Just finished a self build in Santry Dublin.
    We built two houses one for myself and my Fiance(3 bed dormer bungalow 1400 sq.ft)
    and one for my parents(2 storey 4 bed 2200 sq ft)


    Dublin city Council charged us:

    Development contribution: €27,400

    Water : €1500

    Mains sewerage and surface water: €16,900

    (original quote was €19,400 but we manage to get them down.Took them 2 weeks to connect, the distance of which was approx 10metres from our soil pipes.

    Had a full crew outside the houses for 2 weeks. Probably would have done it in 2 days except they sat on our front wall drinking tea and reading the paper for the most part(not exaggerating).

    And to top it all off they want €4,500 :eek: to dish the footpath for 3 driveway entrances.(front of mine and a front and side entrance for parents)

    This was split per house.
    Pretty much took every bit of cash we had left at the end of the build.

    Needless to say we're in the process of trying to appeal the charges but i won't hold my breath.

    the revised rates effective from 1/1/’08 are:

    €14,477.89 per unit of residential class of development -
    ( irrespective of size )

    € 125.90 per square metre of development -for Domestic extensions which are non exempted development and AND per m2 extensions which exceed 40m2 ( payable on excess of 40m2 )
    eg permission for 50m2 extension- contribution is ( 50 -40 ) = 10 x 125.90 , €1,259.00

    Co Meath have a complex table for this - and it varies around the county

    but an approx summary is contrributions vary between €11.5K ( for 95m2 ) to
    €16.5k (200m2+)

    Im glad I pulled this up for another thread as it gives us an opportunity of updating the fees.

    I dont have the exact figures at hand but from March 1st the new rates (approx.) for rural and urban areas will be:

    up to 160 m2 = €3100
    160 m2 - 200 m2 = €4100
    200 mt2 and over = €6500.

    €1800 discount applied if water is from a private source and if using main sewer theres an additional €2500

    Edit: The above figures are the correct rates.

    I thought this was already a sticky here but couldnt find it.
    Anyway here are the planning fees just recieved from Louth County Council (Feb 08):

    -Road Improvements €2432
    -Water €1625
    -Sewerage €2789
    -Surface Water €1625
    -Community, Rec & Am €1625

    So all in per house it cost = €10,096 -- Nice ehh. I know that this is not huge compared to some counties but also in my conditions is that surface water must be disposed of via soak pits on site, so why charge me €1625 also?? My Arch told me to question this.

    Anyway any more counties could be added with 2008 prices.

    Wexford CC have a range of charges scaled on the size of property

    Ranges from:

    4500 euro for <150m2
    7000 euro for >150m2 & <220m2
    12000 euro for >220m2

    gorey more expensive for smaller property

    8000 euro <150m2
    10,000 euro >150m2 & <220m2
    12,000 euro >220m2

    even higher prices for property built within the Wexford town and environs development plan:

    10,500 euro <150m2
    12,000 euro >150m2 & <220m2
    14,000 euro >220mm2

    someone mentioned earlier "wait till you see what wicklow charges", well here it is.

    For a rural development of 249 sqm, our own well, sewerage etc, not connecting to any mains whatsoever, its €8400 plus €2000 bond for tree planting etc.

    If we had been 1 sqm larger (We were so we got rid of a press !) it was €10,500.

    Breaks my heart seeing the rates for other counties.

    South Tipp's revised rates which come into effect from March 1st are up 5.3% on last year.

    Water 8.67/sq.m
    Roads 16.66/sq.m
    Recreation and community 14.14/sq.m

    where public waste water drainage is available its an additional 22.90 /sq.m on top of the above.

    Contributions for extensions only apply for each sq.m above 40sq.m.

    260 sq metre house

    €6500.

    He is using a private well.

    Paid €1180 last year for a one off private build in the country. Waste water treatment Unit and a Private Group water Scheme. Connection to this will cost another €1500.

    Updated total fees on current Council website are

    €5300 per residential unit
    €35/m2 Floor area for Commercial or Residential Units.

    I think these are for Developers doing Housing Schemes etc.

    Getting the Percolation test would be another interesting addition to this thread. In Offaly you have the holes dug and prepared and the Environment Section of the Council come and inspect for a fee of €200. Waste water Treatment system is mandatory in Offaly irrespective of the results of the Percolation Tests.

    €4600 for 3500sqf house in Co. Cork -own well and treatment system. (got an extra bill few weeks later for €332 cos we paid when starting to build - about 10months after getting permission - my own fault cos I thought we had a year to pay before fine.)

    My sister in law built a house last year same size approx and she paid 3500 euros, the only difference is water supply, she has to sink a well, I have mains which I have to pay to get connected myself.
    6000euros for water, thats alot for water.

    We will all end up paying for it as we use it anyway as the EU will get their way on it now that they have had it metered.

    County Clare:

    Single Private Dwelling: €585.70 "in respect of public infrastructure and facilities".

    We have a private well and waste water treatment system. Not sure if this contribution is based on size of dwelling or what, but as a guide our house will be 3500 sq ft.

    Thank God we are not building in Kildare. Had heard previously the Kildare rate but did not believe it until I saw for myself.
