Ever rented out a house when travelling?

    Would you be able to rent out a house while you're abroad? Anyone ever done this? I heard something about an Agency. What happens if there are problems?
    Any help?

    Either:

    - rent it to people you know (and get the tenant to provide you with a reference from a mutually respected person). If things do go pear-shaped you can leverage the power of the reference and threaten them with social shame.

    - pay for a reputable agency (preferrably on foot of a recommendation -- again, a personal relationship involving mutual trust would be good)

    - get a randomer off daft and get a family member/close friend to keep an eye on things

    - get a randomer off daft and hope they pay you every month and don't burn the place down

    some estate agents offer this service, but usually take a 10% cut of the rent from you so do your sums first.
    also, beware the taxman, if you bought your house within the last 5 years and rent it out nowe then you are liable for any stamp duty that may have been waived (first time byer etc).

    This was changed to 2 years in the Budget. However, get proper advice (from the Revenue if necessary) as the details won't have been ironed out yet.
