Shortage of budget rental accommodation

    Hi All,

    We are planning to build much needed budget rental accommodation in the form of a self contained modern studio/bedsit for one person (or possibly couple)
    ACCOM: Hallway, full ensuite bathroom, double bed, desk area, wardrobes, tv area, small dining area, seperate kitchenette with cooker, washer dryer, fridge freezer, microwave

    This would be available for short term lettings (one month) up to and beyond the typical yearly lease

    We would really appreciate your feedback on this online survey (only 10 quick boxes to be ticked!) in relation to the private rental market at the moment to bring to a presentation next week.

    2 things- first of all- if you are trying to hold a survey like this- please run it by the forum moderators first.

    Secondly- having looked at your survey, perhaps you could clarify for me why you consider Dublin 2 should have a supply of budget rental accommodation? Retail space in D2 is on parr with New York or Paris (aside from actual yields, which are pretty paltry). The reason in my mind that there is not budget accommodation available in D2- is because any of a large number of other possible uses provide a better return on investment than accommodation does.

    How would this possibly make money?

    If you had one hundred apartments and you were letting them all at 700 euros, that would be only 660,000 euros/year. that would only pay the interest on 15m. You couldn't buy a site and build 40,000 sq foot for that and you wouldn't have any capacity for paying your interest or anything. An apartment block with around 35 apartments sold for around EUR 15m in Dublin 2 about a year ago.
