Breaking a joint lease?

What it says. I had a read there of our contract and it doesn't really say anything about one of us breaking it. Only says about one month's notice from the tenant (which is both of us). I get on pretty well with the landlady and her son lives downstairs so I hope it can be amicable. I think my flatmate would prefer to…

I think my flatmate would prefer to choose the next tenant although I think it may be my responsibility to get them. Anyone had any experience of this?
