Can I leave before contract ends?

    my 1year contract for house rental finish before end of this year.

    month ago my landlady gave me month notice time to leave house , cos she is selling house. Landlady asked me if I can stay at house for longer than month and pay lower rent while she will be trying to sell house and potential buyers will look at house and I will leave when house will be sold. - I agreed to this , but then decided that I will start looking after any bigger house.

    my question is - if I got written notice time - Do I still need to stay at home as my contract says or can I give now at any time 1month notice time to my landlady?

    I ask cos I want to be ok with law and want to get back my over 1k deposit.
