Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Internal Wall Removal planning permission

    I'm hoping someone can advise me

    I understand that removing an internal wall in an apartment complex does not require planning permission. (The wall removed separated 2 bedrooms - making one bedroom) Can anyone advise the actual legal wording of the exemption would be. Is the exemption part of a specific building regulation

    Any help would be greatly appreciated

    S4.1(h) Planning+Development Act 2000 , reads
    (h) development consisting of the carrying out of works for the maintenance, improvement or other alteration of any structure, being works which affect only the interior of the structure or which do not materially affect the external appearance of the structure so as to render the appearance inconsistent with the character of the structure or of neighboring structures;



    so whilst the proposed works may be exempt from planning, you must also ensure that the alterations do not contravene the fire safety aspect of the building.

    we only done this a few weeks ago for a client.
    first we needed to ensure that the fire regs are still ok ie. your not losing fire lobbies or fire compartments etc

    then we needed to get permission from the management company of the apartment block. they gave us it subject that we issued a letter that the alterations didnt affect the structural integrety (spelling) of the building.

    we also needed to issue a letter confirming it was exempt from all planning regs and that.

    might be worth engaginga professional, shouldnt cost more than about 1500 euro, but worth every penny for future ease of mind.
