Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Planning permission for house extension

Firstly, apologies if there have been loads of similar threads, I've had a look and couldn't find anything!

I am hoping to buy a house, it's 1930's build and the original house has never been extended. Can I extend up to a certain % of the existing floor area without planning permission? If so, what is this %?

Parking is also an issue here. On the road, a lot of the houses have knocked down the garden wall to create parking for two cars. Would this need planning as well? If so, any ideas how long the process could take?

Loads of questions I know, any advice would be greatly appreciated!

In general you can extend to to 40 sq.m without planning permission. There are other conditions also, such as remaining garden area that may reduce your max area.

The garden wall will need planning, it will take 8 weeks from lodging with thw PA

    Thanks Mellor.

Is there a website that I can refer to for conditions of extending or do I need to contact An Bord Pleanala?

Contact your councils website, most have the conditions up, as does www.environ.ie
