Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Site measurements ?

    Hi. just a couple of quick questions.

    1. What are does a site have to be? I've been told minimum measurements ranging from quarter of an acre to three quarters of an acre.

    2. Is there a minimum and maximum distance a house can be from the road? Again I was quote 60ft.

    The site is in rural land and is not in a town zoning area if that makes any difference

    You would get that info in the Development Plan for whatever county you are located. Most Local Authorities have it available online.

    The site area varies from county to county and the building line will vary depending on the class of road.

    I'm in Offaly. and its an unknown road class. Well unknown to me and Google maps anyways. I know its a small road off the R400 so after that I don't know. I'll have a route through Offaly Coco's webpage which I find impossible but I'll try anyways. Thanks

    sounds like it would only be a building line of 25m on a county road...

    see paragraph 9.4.3 here:

    actually all of 9.4 is what you need to read....

    just watch out for 9.4.2, there was an ammendment to that.

    It says that for a House of size 150sqM or greater that a 1ha site is required. Surely that can't be right. That would mean with Minimum Road frontage I'd have to have land going back 285 metres. Surely such ludicris size can't be right. I mean after all its not a runway I want in my back yard.

    that paragraph caused huge uproar when the CDP was first published.

    This is what the same paragraph proposes in the new draft CDP 2009-2015:
    Site Size
    In order to accommodate a wastewater treatment
    system and associated percolation area, a minimum site
    area of 0.2ha (0.5 acres) is required. In the case of
    sites served by a bored well the minimum site size is
    0.75 acres. However, the Council’s guidelines on siting
    and design of houses in the countryside also show that
    larger houses may need large sites on siting grounds.


    basically what they are saying is that the site size should be in proportion to the dwelling size....
    ie a 4000 sq ft mansion on a 0.5 acre site 25m from the road looks terrible....
