Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Renovation: the 6 million dollar question

    We're considering taking on a renovation project - 19th century cottage with 20th century extension, around 1000 square feet in total. Cottage needs re-wired and re-plumbed, extension needs re-organised. Given that it is always difficult to quote for a project of this type as there are so many unknowns, what is people's experience of maximum and minimum final spend per square foot/square metre? 100 euros a square foot? Any advice also appreciated.

    It will vary a lot depending on your location and of course depending on the condition of the property and size/design of any extensions. As posted above I would think that you should probably allow for a top rate of coming near €200 per sq. foot.

    Best bet is to get a very basic draft layout prepared of your proposals for the extensions and then list all the refurbishment works that need doing and take it to a local builder who should give you a better idea of the costs.

    I am currently getting an extension of 800 sq ft (this includes demolition and rebuild of existing 200 sq ft extension), the original part of the house is also about 800sq ft. We are having the entire house re-wired, re-plumbed, new bathrooms (including sanitary ware), old part of the house reorganised, replastered, entire house inside and out painted. Its coming to €140,000 (including VAT). Only thing not included is kitchen fitout and flooring.

    We are in the Dublin area. With the extension being about 2/3rds of the job I reckon we are getting the work done for about €120 a sq ft including VAT.
