Planning Entitlement

    What are the requirements with regard to establishing an entitlement to build in an area? Is it sufficient to demonstrate that your parents were living in the area when you born? Would it be more beneficial if you can show that you have or have had two or more generations of family living in the area?

    Each Local Authority has specific requirements to establish what is known as 'local need' for housing for 'one off' houses in a rural setting (although they are all based on the same principle - establishing the specific need of an applicant to live in a particular area). Check your local development plan under the rural housing guidelines - it should all be explained there.You should be able to download your local plan from the relevant local authority website. The link to the area is just one of the criteria used, there are normally others which might qualify (or exclude) a potential applicant from applying for Planning in a particular area.
