    Hi, estate agents sent us a letter there saying that they will be around on tuesday for an inspecthis is less than a weeks notice, is there any minimum notice?
    Also they said that it doesn't matter if we are here or not for it but they will be doing one on tuesday but if we wish to be they can't even give us a specific time they will be here. Surely we would have to be here while they are in our home looking at our stuff?
    What are the rules for inspections and so forth?

    You can find some information here.
    Your landlord is only allowed to enter your home with your permission. If the landlord needs to carry out repairs or inspect the premises, it should be by prior arrangement, except in an emergency.
    So basically they can't enter unless you agree to let them; however if you refuse to grant access to a landlord for an inspection it can have repercussions. I'm not sure about minimum notice periods though.

    They have to be reasonable about it, but you also need to not be unreasonable.

    If you want, tell them if they enter without permission that you'll make a criminal complaint to the Garda..... however, if they want to be there at 6:30pm (or whatever time suits you) then you'll show them around and even give them tea and biccies if they'd like.
