Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    TBO, don't expect this question to be over-run with answers.
    AFAIK this forum does not 'do' advice as to what comprises completion from either the building regs/planning requirements or getting all the money from the bank.

    I would tread carefully here, as if the engineer, as is his right, refuses to sign, and decides to notify all interested parties.....

    He may not get paid by you but that is a small price to pay to stick to his ethical and professional values.

    I agree with above. Its the Architect / Engineers call... but this would be normal to expect:-
    IMO septic tank & percolation area installed and working.
    Kitchen units and staircase fully installed.
    Esb, water and heating systems complete and in full working order.
    All conditions of Planning Permission have been met.
    Structure complies with Building Regulations, including TGD M - disabled access ramp.

    In other words the house is complete and habital by anybody, not just the mortgage holder, so house can be sold immediately, if required.

    I think I pass all the criteria mentioned.The disabled ramp is 3 scaffold boards.My friend is in a chair and gets in and out ok so fingers crossed.

    compliance with planning and building regulations is onerous

    Holy sweet Jesus. Its no wonder you had to come to a discussion forum rather than ask your own engineer.

    Enough said and enough posted. There are others out there who would appreciate our advice and take it seriously.
