Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

any advice?, problem getting permission to maintain hedgerow

    Hi,

    we put our planning application in some time ago and the council came back to us wanting further information, it's about sight lines, the council want 130m on a single track road with an operational speed designed for the horse and cart.

    The real problem for us is that we need to get permission from the neighbouring landowner to maintain his hedgerows for the sight lines, he has refused to give us the permission.

    We really want to build our home on the land, what other options are there, are there any other routes we can take, how would the planners react if we wanted to meet with the planners and talk our application over with them, anyone else experienced this kind of problem and got around it?

    You are kinda stuck if you cant get permission to achieve and maintain the vision lines. I would suggest you meet with the local roads engineer first and discuss the matter with him. Your agent should also be able to advise.

    I agree, meet the Road Engineer, on site if possible. Discuss actual achievable road speeds, actual road width and actual numbers using the road etc. The Planner will usually accept the Engineers recommendation.

    Unfortunately your neighbour holds the key. The Council will want sight-lines to comply with the Development Plan. Can the entrance position be relocated?

    I phoned the architect today, he saw the roads engineer and they have accepted 90m either side, got to see the architect this week with a view of moving the entrance to the site
