Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Planning for business premises

    Hi

    If you have an old house (derelict) and you want to open a business in it, do you need planning permission?

    There would be no knocking or extending, just basically converting the inside. There is a house in use beside it..

    yes you have to apply for planning for a change of use from residential to commercial office.

    There is also an insurance implication for obvious reasons.

    to re construct your derelict house without modification does not require prmission. to conduct a business from it does, but if the business was a type of work from home sort ,using phones or internet and not having any callers or stock storage, it may not need it. planning applications cost money , and involve red tape.

    Thanks for the info. It would be a mechanics shop so there would be customers and the like calling. The house beside it is objecting already...not looking good so.

    on top of planning it would also have to comply to building regulations, which includes the necessity for a Fire Safety Certificate to be issue before any business canbe carried out.

    best thing would be to have a pre planning meeting to discuss if its a feasible idea or not.....
    theres many issues here include:

    loss of private amenity to adjoining residential (noises etc)
    increased use of access road (traffic issues)
    site drainage and treatment (oils grease etc)

    And watch out for health and Safety, if the works are going to take longer than 30 days you'll need to appoint a PSDP and PSCS as its now commercial. Why are the neighbours objecting arready you're not using it laready are you? (if you are then its a retention of change of use!!)
