Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Temporary/semi permanent Garden room

    Does anybody have any links or info relating to building a garden room as a seperate room/space. Is Planning Permission required and are there any limitations on size or materials?

    Planning required for anything over 25m2 - or if its to be used for habitation, planning required in any event. Numerous threads on this subject (ie. garden rooms/offices/back of house development) - run a search.

    Is a games room considered habitable space?

    No. An unhabital room, in an attic might be called a "games room" because it is not a "habital room" due to low ceiling height.

    However, this does not mean you can build a large shed in your garden, without permission by simply calling it a Games room.

    Basically a sigle storey shed up to 25sqm or a rear extension up to 40sqm. There are strict rules regarding roof heights, window positions / distance from boundary and first floor areas etc. Best to consult the Dept. of Envirnoment web site or local planning office, for information leafets etc.

    I was actually asking more in regards to fire safety compliance. I'm applying for planning with detached shed that I hope to eventually kit out into a games room, but I was worried about it being signed off. thanks for a quite thorough answer as usual RKQ.

    Fire safety is a totally different kettle of fish!

    However, if you have permission for a shed / detached garage, then there is nothing stoping you using it as a Snooker room, Pool room or gym etc.

    Your permission may have conditions preventing you using the shed as a stable or for keeping greyhounds etc but in general a "Games Room" isn't a problem requiring Change of Use as the game is incidental to the domestic use of the building.

    What sort of Games Room could have "fire safety compliance" issues? :confused:
