Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Folks,

    quick one for you.

    when you are quoted a cost per SQM by a builder/architect, what does that cost consist of?

    For example, if it costs €1000 per SQM, generally speaking, what percentage is made up of labour costs, building materials etc? what other costs are in there?

    In simply terms a cost per sqm or sqft is an approx. cost based on a completed property of a similar size. It is based on averages with standard materials and labour.

    It usually does not include kitchen units, built-in-wardrobes etc.
    For example if I build a 1200sqft for €100,000-00 standard finish and materials, I say it cost €83-33 per sqft. If you wanted a similar finish for a 1400sqft house I guess that would cost about €117,000-00. But it would be wise to say €120,000-00 to cover myself (allow for extra time = labours costs.)

    If you wanted marble tiles, oak floors and doors then I'd have to allow and extra approx cost for those.

    Its not easy to separate materials and labour as percentages, in an approx. sqm or sqft cost.
    One would need a Bill of Quantities to accurately rate these percentages.

    Id agree with what RKQ has stated and although it may vary from place to place Id expect to see the average costs broken down as 60/40 - labour/materials approx.
