Surveyor costs 2008

    Just got this quote for a surveyor to look at a house I want to buy
    The fee for the survey is €400 + VAT @ 21½%, which amounts to €486.
    Is this as excessive as I feel it is ?
    thanks.
    House is a 3-bed detached (1400 sq. ft) if relevant !
