Rental prices for Dublin City Center Apartment

    Hi,

    I'm going to be looking for a new apartment to rent soon. I'm just wondering what people think good prices are for a 1 or 2 bed apartment in Dublin city center is?

    Depends where abouts. Would you count Merrion Square the city centre? The Docklands?

    ...and you'll find a big price gap between a 1 or 2 bed apartment.

    Have you checked on Daft.ie?

    The areas I'm looking in are up to around SmithField, Parnell St on the north side and on the south side around ChristChurch, Pearse St and up to around Merrion Square.

    A few places I found are

    I had in my head for a large 1 bed around 1000 - 1100.

    And for a 2 bed between 1100 - 1300 depending on size etc.

    Looking at daft I'm close enough although some of the 1 beds are more than 1100.

    I'm just wondering if the prices on daft are realistic prices or are above market price and if I have a chance of negotiating down.

    Negotiating is definitely an option. I've had one friend got a two bed penthouse apartment down from 1500 per month to 1300, she didn't even haggle, he offered. Some guys are offering month rent breaks and stuff and for the first time in 4 years my landlord got me a christmas present, it is a rentors market, and about time too!!

    Yeah I remember that Christmas present from the Landlord was fairly normal... something small like a box of biscuits/bottle of something, but it was nice.

    OP, i wouldn't take the townsend street one. There's a fire brigade office there, just opposite, which makes a terrible racket, and there's a drug centre round the corner... but on the plus side you have the corpo pool.

    Use the propertybee tool to check history of said ads on daft. If you see a 1bed in that area asking for 1100, offer 900 or less.(more so for Smithfield, Parnell st). Most are above market price so you can negotiate downwards.

    I've noticed a few 1 beds being advertised at 900-1000 around Pearse st/Grand canal st area recently.

    There are plenty of apts available, its a renters market so you can haggle with the landlord. Its money in your pocket or the landlords.
