chimney cleaning

Hi all just looking for some advice about getting the chimney in our rented house cleaned, im pretty sure it hasnt been used in about 20 years so just wondering would a regular chimney cleaner do or would it need something more? also there are birds living up there so dont want to kill them either... any advice would be…
