Attic Conversion

    Hi i'm thinking of getting the attic converted and i living in a suburb of the city. Just wanted to know if anyone in the Limerick area has gotten it done in the last 6 months and roughly how much would i be looking at. Its just your average 3 bed semi.

    Im not too sure how much it will cost you, but my friend had his done recently, he isnt the kind to tell how much he spends on things, and he was delighted with the guy who done it,

    Suppose it would depend on a few things... How many Velux's you were putting in... The insulation varies greatly in price and if you needed to get a plasterer in. The plumbing and electrics would all need to be factored in too. And if you needed a stairs fitted or just a stira. I'm doing mine a bit at a time at the minute, just for storage and not a "finished" room as such. 3 bed semi just like yourself.

    I'm moving the water tank in to the side too get the full span of the attic. But I'm fortunate that my brother's a chippy, and have 3 great friends in an electrician, plumber and plasterer. Drop me a PM if you're looking for someone to do the job as my brother/the lads might be interested...

    I got the stira out in 4Home for a hundred quid. Priced one velux and flashings in Brooks for 500 and imagine the rest of the timber for the floor and walls could leave me with change from a grand. But I have to insulate it cause there's currently NONE! No need to do the floors, just the roof.

    But as I've said, the labour is free, I've no expensive stairs to get made and I'm not plastering it/finishing it, yet... and all I'm doing is raising the floor to get above the pipes/electrics. Now If I could just figure a way to get 8 x 4 ft sheets of WBP up there I'd be laughing!

    Installing an ensuite bathroom/shower/toilet would also greatly influence the price.

    I thought the building regulations specify that, if used as a bedroom, the stairs must be fixed and have a fire door at the top?
