Question re converting garage

    We have permission to build a house with a detached garage but we haven't started to build yet. With things the way they are at the moment we're thinking of doing the garage as a granny flat now which we'd live in while we were building the house and take our time with that, and hopefully rent it out after (dependent on getting the permission to do this). The house is very near a large industrial estate so hopefully renting it out shouldn't be too much of an issue. I'm assuming we will need permission to convert it as it was originally classed as a garage on our application, and as I said it is detached.

    Two questions on it though - in relation to the rent a room scheme, this seems only to apply to a room in your house or garage which is attached to the house, so does that mean we'd have to pay tax on the whole lot of rent earned?

    And secondly, could it be classed as a "second" home, and would we then get charged on it accordingly?
