Termination of a fixed period lease?

    I've been living with 3 other people in a house for over a year and a half. We signed a one year lease 7 months ago when we thought our jobs were safe. Since then one of us has lost a job and another is being moved to a different location. We can no longer stay at our current residence and need to move. Has anyone been in a situation like this and how did they manage to get out of their current lease?

    need similar advice to this, contract not being renewed and no job on the horizon...............won't be able to afford rent...........7months into year long lease...........

    Firstly you both need to speak to your landlord or agency and see what they want you to do, and what they will try and force you to do.

    Most likely - if you or your sharers can't use social help to pay the rent, or the landlord won't accept this - then you may have to find new tenants to assign the lease to them.

    Be aware of your rights and obligations though, have a read PRTB.ie

    in particular note: Where a landlord refuses consent to assign or sub-let a fixed term
    tenancy, the tenant may terminate the tenancy before the expiry of
    the fixed term.

    Been in this very same situation. We just told the landlord, made the case that we were good tenants for the year and a half and said circumstances beyond our control. He said it was ok, mumbled something about keeping some of our deposit if he doesnt find someone before we move out.

    Just tell him your moving, at worst id say you will lose your deposit. Technically you are responsible for paying out the lease but I have NEVER heard of this happening although you never know
