Loo only flushes 1 in 5 times - difficult job?

    We know our loo but any guests might panic.

    Its a rented gaff and I dont want their maintenance ppl over to fit it.

    Is it a difficult job to do?
    Is it expensive for parts?

    a loo flusher works by siphoning the first bit of water to set up the whole flush.
    when you press the handel/ pull the chain, thats the siphon bit. the rest is self sustaining.

    theres a little "yoke" that pulls up the first bit of water, sometimes theres a seal on this that fails, result is that you have to "pump" the handle or chain to set up the flush,

    very small job to do if this is whats wrong.
    if its reneted accommidation i'm sure your landlord would fix it!

    Firstly this is not your problem this is the landlords.

    This happens for many reasons and is more common now with the top flush systems. Its not that the top flush systems are bad quite the opposite in fact. But what has happened is Builders have bought Cheap imported european systems which rely on high pressure someting we dont have much of in ireland. So to help me asses your problem further can you just answer the following questions and I should be able to help

    Do you live in an apartment or a house. A converted house still counts as a house once the tank in the attic has not been moved.


    How old is the toilet if not known how old is the house:


    Have you a lever flush toilet or top flush toilet.

    A NEW SYPHON IS £10 and takes about 20 min to instal all plastic fittings
    just flush loo then empty remaining water with jug or sim.undo nut under pan ,take off ball and arm and slide old unit out .replace is revesal of remove
    any one can do it as instructions are on most new syphon kits b and q or sim will have them

    agree with you amy but you dont have enough information above to decide this. If its a lever flush cistern its most likely only the diaphragm in the syphon bent or broken a new one of this is cheap and an experienced person will take 2 min to fix it. If its a top flush the op will need to replace it with a low pressure syphone like a aquasave which costs about 30 euro. Cause clearly this would be a pressure problemThere is also a lot of advice you forgot to give the op which altough common sense to you may not be to them. eg: Turn off the water and empty the pipes at the lowest point - usually at the downstairs toilet in a house, and if your in an apt turn off the pump. There is a lot of information missing here.

    Prefer to DIY as the maintenance guy is difficult to get rid of from previous experiences, takes for ever to fit anything.

    Its a house.

    Had a similar problem recently and although probably a quick fix,increasing the water into the cistern has sloved it,a little fiddling to get the flow just right,in other words,not constantly running,that was two weeks ago and it's still ok.
