For a comprehensive survey report your looking’s at probably between €400-€600

Exactly, I got one done for my house about 8 years ago and it was £350 plus vat, it was very comprehensive and even though the house was only a few years old they found a load of things that could be improved on. It would be crazy to buy any house older than 15 years without one, but it's highly recommended for all property's.

The seller should have a BER cert for the property- which will assist the surveyor- but the prices quoted above do seem to be very much in the ballpark of what could be expected.
