Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    congrats. one word of advice - don't pay much attention to the various costs per sq ft you read about on this. we're starting our build in the next few weeks (with a contractor) and the cost is nowhere near as low as the costs mentioned here. maybe they are correct but the cost sq ft is a very subjective figure. its only when you get a price from a contractor that you can actally put your budget together.

    Myself and my fiancee have chosen to go the "fixed price" contractor for a few reasons 1. lack of experience/knowledge 2. we're getting married next year want to be in the house by the time the wedding comes around 3. accountilbility - someone is repsonsible for the job.

    The highest figure on saw on this was about 100euro per sq ft. People were talking about costs coming down - we got 7 quotes for our build and the cheapest quote was 127euro per sq ft. that includes approx 10euro per sq ft for a geothermal heatpump with UFH and 14euro per sq ft for aluclad windows. that is for builders finish eg no kitchen/fitted furniture etc.

    I accept that direct labour is cheaper but don't be fooled into a thinking that you can build your house for 80 per sq ft! That's my point in a nutshell.

    I agree with Mr. Edge.

    I have priced my build with 4 builders and lowest came in at €129 sq/ft and highest was €141 sq/ft. This was based on a 25 page detailed specification so they all quoted that 'same job'.

    Be realistic with your expectations. With a 5000 sqft build, you are probably looking at €600,000 + furnishings, because lets face it, if you are building a house that big I presume you are not just building to a basic 'cheap' spec.

    Best of luck with it and there is a wealth of information here on this site.

    Your in the west of ireland so I'd say you will get a very good price. Price a good few contractors, things are very quiet.

    well, its a 2,600 sq ft house, and the attached garage at a decent size of 400 brings it to 3k. then roof all that and your space up stairs is about 2000, I dont think its big. Im just maximising space. no point in throwing down the fiber glass and looking for another room in 10 yrs time.

    I lived in many a tight spot to realise that its valuable space, so Im going to floor it out and insulate it, throw in a few rads. .

    the spec up stairs will be lower budget fit out etc. .

    as regards the cost, 3 builders, 70/75 per sq ft. I am unsure where the 130/140 per sq ft comes from, I have 3 or 4 houses completed in the last year around me and all have it for way way less, and they say that I am lucky, everything they bought was at peak price. I have been told that direct labour will be less (relative just built) but its all spec spec, what are the specs. .

    I dont follow to closely other peoples price for there house, as nobody knows what the spec, , heating etc. .I know someone above is going Geo Therma, UFH etc. . .

    Funny story, I recently logged on here and read someone asking about a timer for UFH for the morning. . . . talk about research. . hope it wasnt installed. . .

    I just look at myself and think I could nearly build this thing myself with the knowledge I have built up over the years. . .

    5 years in the thinking
    1 year in the planning
    prob 2 years to build
    1 min to hand over the chq. . .

    I say get it right. .

    no, don't believe in them. its my opinion and I know others will feel different. there is a fine line when building a house, some people think they need the dentist and the surgeon involved. (people being lead astray)(like designs for life program) I laughed the whole way through each episode.

    listen to this one, friend of mine, new apartment, underfloor heating, electric, first esb bill €390 for one month. got contractor in, electrician. and eventually got the manufacturer on board, the UFH (electric matts) was working %100 as in was meant to be.

    so, 90 apartments,
    UFH %100 correctly working and installed properly, as manufacturer investigated.

    Efficency. . ???? lol. .. that wasnt taken into account. . .
    all the new owners are at an end. Storage heaters was the last thing i heard been installed (at owners cost)

    research it and decided yourself.

    yeah you,re absolutely right. right way is not to instal a magic **** the consultants (professionals) would know that like a many others stupid things

    egz.
    desided to instal a solar panels, and plumber is comming and puting them on the roof and connecting to system and then you say it wasnt worthed

    becouse the plumber should know that system must be closed and pressureised and panels must have correct angle to the sun wich is different in every region. roofs usually have 25 to 35 %, panels need 39 - 41.
    storage tank should be calculated according to nomber of person living in the house.

    j could give you many stories like this one.
    but j would like to tell you more basic things like insulation.

    if you insulate walls from inside your walls will never breath, they'll be always cold and due point will be betwen wall and insulation wich cos condensation and finally mulds, dump etc.
    what you can do??
    use other mats then concrete blocks (porotherm, silka, timber)
    with external insulation
