Pub in Charlesland Shopping Centre (Superquinn) to be opened?

    This is almost definitely happening, from what I have been told.

    I think it will come down to how they split the pub between sports bar and lounge. In fact, it might even just be worth opening the sports bar on evenings and weekends with the lounge open during the day for lunch / coffee etc. Also I think 1.5m is waaaay off the mark (think about how much it would cost to build a house from scratch and with this the shell is already in place), but I have never been involved with anything like this so I guess I don't know for sure.

    Either way, I hope this works out well because this is definitely something that Charlesland has been missing.

    Anyone who would pay "key money" right now in a retail development that has two high profile failures (dry cleaner and cafe fiore) would be a bit dense. The figure I saw per square meter was 250 per year on the other empty units which may be better than they are getting at Woodlands. They already have staff and stock and some equipment and furniture so if they got a good deal on the space they may be in the position to put together a nice pub, only time will tell.

    so you're suggesting they're going to close down the Woodlands Lodge to open up in Charlesland? - I find that very hard to believe.

    Anyway this is all the information I have on the new venture...

    It's going to be a sports bar with one pool table and there will be a lounge too. I also believe they will be bringing the food back in.

    This suggests to me that Woodlands is shutting down or being turned over but I have no first hand information on this. I am assuming that Scripts means Woodlands lodge and that if they are waiting for their lease to run out that they are planning to move whatever they can to the new venue as they are being cost conscious. Once again I would love for someone who represents the pub to post something so that we have some facts.

    There are about a thousand houses and appts in the immediate Charlesland area ( not including the eden gate end ) This is pretty small.

    Is it? Actually, Charlesland and the adjoining apartments are 1300-1400 units, and Eden Gate must bring the total to more or less 2000. If there were an average of 2.2 people per unit, that would mean a population of roughly 4 and a half thousand. Yes, I know they're not all of pub-going age. But aren't there plenty of villages much smaller than this supporting a pub -- or pubs???

    (True, a country village pub would not have the same costs, but still....)

    Yes, but these other pubs that are open in small villages didn't cost over 1.5m to open, they are generally family run and have low costs.
    You would have to sell a lot of alcohol and food to cover your costs in a new 1.5m plus pub, let alone make a profit. If it was somewhere like Bray seafront, definitely, but here, no chance. Do we want a pub like that here ? I doubt it

    Also if the worst comes to the worst give them rubber cues.. but i think a pool table and perhaps a dart board is a good thing to have with a few pints...

    If anyone did cause trouble then they should be banned for life and also slagged to death on here..!

    A friend just told me that woodlands lodge has closed down... anybody know if this is true? Or what the reasons were?

    Could this be an end to the move to Charlesland for them?

    No, hes moving to Charlesland from Woodlands.

    Oops sorry.

    I was in there a couple of weeks ago and he didnt have any red wine. So i guess he was running it down.

    I know it's only speculation, but maybe he doesn't want to run the Woodlands at a loss if there is substantial investments to be done in Charlesland? Also, if they are moving the whole establishment, they may need time to clear out the Woodlands to have equipment etc moved?

    Walked past script on fri, place was gutted. A lot of furnature n pots in the charlesland place, can't be too far away now!

    I heard a rumour that they will be doing some sort of shuttle bus to include people up at Eden Gate... Don't know how much truth there is to it, but from what I heard it isn't going to be set at any particular time it will depend on how busy it is etc. i.e. if it is very busy, you might have to wait for the bus to fill up and if it is quiet you can get a lift when you like.

    Interesting idea, similar to the bus that goes from Beach House I suppose except it is free. But I think that if they want people to use it, they will need to cover a larger area. Anyway not long now until we know it all.

    A couple of things on this I feel compelled to comment on -

    Finnegans already run a Shuttle Bus from Greystones thru Charlesland, Eden Gate and Kilcoole. 2 Euro covers the area on a Friday and Saturday night.

    The Woodlands Lodge has a checkered past both in management and clientele.

    The owners previously ran the Bakery in Wicklow Town, followed by The Woodlands Lodge Bar and Restaurant, Woodlands Lodge Niteclub and soon to be followed by Tumbleweed. Theses are not 3 businesses ongoing but a jump from one establishment/business to the next. This does not bode well for the long term future of Tumbleweed.

    Secondly, the Woodlands Lodge instantly became the home of every individual banned from other pubs in the vicinity. With the Woodlands Lodge closing down, these individuals will migrate to the Tumbleweed.

    While I too look forward to the closeness of a new establishment, within days of it opening, this thread will become 'did you hear the commotion last night?' 'My car was covered in sick this morning' '2am and the hippy hoppy music was going strong'.

    Not to mention the 'people keep parking in my space at night', 'why is there is only GAA on the screens', 'the price of the drinks is outrageous' thread.

    Personally I would much rather see a company taking it on that had a record for developing civilised stable bar/niteclubs. But god knows who that would be.

    It does seem that we have some friendly folks in Charlesland who would love to meet new people and socialise all in a safe, comfortable environment. Unfortunately I very much doubt this will be it.

    Anyone for a 40oz and bag of chips on the Railway Embankment?

    Playing Devil's Advocate here folks :)

    P.S. I know its not officially called Tumbleweed, but damn its a good name and better than 'Charlie's', 'The Blow Ins', 'Sports' or 'Sporty O Farrells'.

    Sorry to say it. Sound like being a party pooper and all that, but I agree with you totally. This pub will have to be very good to attract the ''right'' customers or will end up dependent on the ''wrong'' ones. And we will have to mop up the results of that.

    There are aprox 1,000 units in Charlesland. If you average 2.5 people per unit, and assume that 20% are under under 21, you have a potential customer base of 2,000 people right on the doorstep of the pub. If the pub does what previous posts have suggested and this is to let in anyone, then these 2,000 people will not set foot inside the place (look at Woodlands - I have walked past it to go to the Burnaby) The biggest mistake this pub can make is not having a bouncer on the door in the evenings... If they do have a bouncer, then it has makings of a very good local pub. The potential of the place is limitless. Sports nights, food promos, drinks promos, locals in, riff raff out..... I pray the owner reads this!

    There does not seem to be any sense of urgency to get this pub up and running. Fitting out does not take a few days, especially if a kitchen is involved. If this place is opening at all they would want to get their asses in gear to open for the Christmas trade. (73 days to Christmas Eve, I presume they want to be open at least a week before, which brings it back to 67 days to fit out ) I doubt very much they would open in January.
    To have food in a pub costs an arm and a leg to set up. Kitchen equipment is hugely expensive. If the good people of Charlesland don't support a small cafe that had really good food, how does a pub expect to do the kind of trade they would need to do to make a profit ?
