Insurance for a rental property

    Hi

    First post!;)

    Anyhoo, my best mate is coming up to Belfast to live with me for a wee while, she's just recovering from cancer and I thought she'd benefit being up here with her mate to help her out. But she will be leaving her house behind, so she's decided to rent it out.

    However!!!! It seems to be a bit of a black hole here, because she needs to change her insurance to one of those landlord policies which is fair enough, but is there an insurance provider that will give cover while she's up here with me? As all the online quote thingies don't allow you to put an NI address for correspondence.

    Would she be better just taking out the rental proprerty insurance policy and then just getting her mail forwarded up here?? confused.....:confused:

    There is no problem in getting a policy for a property rented to tenants and having a NI correspondence address. The online websites only cater for the mass market which is owner occupier policies. All major house insurers can cater for rented out properties, so it is probably best to talk to the durrent insurer about changing it over to the right contract.

    Basically, some insurers are happy to do it and some prefer not to and charge a dear premium for this kind of cover to deter you. A good broker is where you should go, as they will find the right spot for it.

    One thing to remember with ALL insurers when it comes to rented properties is that they will exlcude theft by 'persons legally on the premises'. So remove any valuables from the house in case they disappear when your tenant is in residence. Other restrictions in cover will apply, so ask about them
