Rent reduction when should it start from??

    Hi Guys,

    have a question regarding rent reduction, head flat mate who deals with the agents negotiated rent reduction from €2000 to €1800 over the phone beginning of april and next rent will be a reduced rate, agents say they will send out agreement for tenants to sign and and send back we receive tenancy agreement second week in May sign and attach relevant documents. Agents receive agreement on the 21st May09. We paid reduced rent on 1 May. We have received a letter from the agent saying we have to pay original rent and new rent starts on 1 June as Tenancy agreement is from 21 May09 as that is the date they received it. What are our obligations here as new rent was agreed verbally over the phone and it took them 3 weeks to send agreement out to us. Do we have to pay the outstanding €200??

    Verbal agreements can never be upheld, so yes, as the agreement wasn't received until 21st May, it would be from the next rent date. Did you date the Lease? What date did you sign it? If not prior to 1st May, it is a hard one to try and argue.

    Verbal agreement was made early april, Agents said they would send agreement in a few days, we didnt get the agreement until 19th May send it back same day and they said they received it 21 may and that's the day they would start new rent, we had been in constant contact requesting the agreement in between those days so in May we paid the lowered rent, Agents never questioned this until the day they received the signed agreement. We never dated the agreement??

    The main problem with verbal agreements is that people hear what they want to hear and both sides can hear different things.

    Maybe the agents offered the lower rent from the end of the current lease...

    Lease was dated 17 april, however agents said landlord used a 28 day rule so took it over to the next month?? have no idea what this rule is. Current lease was not up already

    Tell them to sort it out or you can give one months notice and find some where cheaper. Even if you're only bluffing it might make them think twice.
