Thinking of moving into a new place soon enough, 3 bed apt or house.

Lets say rent was around the 1200 mark, what kind of deduction do you think you could get given the current climate. Or is negotiating on an advertised rent even acceptable or common?

It's perfectly acceptable to negotiate rent in today's market. It's hard to know what type of reduction is feasible, as individual properties may come on at the 'right' price. But generally I'd say on a property up for 1200 you shouldn't feel bad about offering in the region of 1000-1100. Some of them will be worth less and will fall accordingly, others may find a taker at 1200.

Install the Property Bee ( http://www.property-bee.com ), and keep looking at Daft, this will give you an idea of the movements and can give you the upper hand in negotiating.

you can offer what you like, they don't have to take it.

take a look at www.irishpropertywatch.com to see how long the place has been for rent and what other similar places were advertised at.
