Flat Roof Leak ?

    Hello

    parents have a flat roof on their shed. The water drains off the roof thru a drain pipe that goes down thru the roof into the floor of shed and out under the shed into connecting drains.

    When it rains, water is getting in between the drain pipe at the roof opening and getting inside the shed. There must be a gap between the drain pipe and the opening on the roof.

    Can anyone reply with a solution to this problem please ?

    Hi,

    It could be a build up of dirt in the pipe over the years, possibly a bend in the pipe under the floor has a build up of silt.

    The outlet from the roof into the pipe does not have to fully sealed to work so any obstruction in the pipe will overflow at the weakest point.

    There should be a wire or plastic guard in the outlet on the roof, if you can take that off you may be able to rod through the down pipe to the drain to clear it.

    The other possible problem could be the joint between the roof and the outlet has failed.

    Watch the point where the pipe meets the outlet inside the shed, if the water is leaking at the joint and its dry above suggests the blockage, if the water is evident above the joint its a leak in the roof.

    I think the joint between the pipe and roof has failed
    any idea of how to repair/seal this joint ?

    this is very simple go to hardware get [silcone multi purpose sealant and a gun to apply ]very cheap sollution apply all around the gap and jobs done.....never leak again...trustme:)

    i just heard TEC-7 is the only job

    Hi,

    Before you spend any money find the source of the leak, it may be the joint between the roof finish and the outlet however the hole around the outlet is the easiest place for water to get out if its trapped between layers of felt.

    I have yet to see a silicone product that will bond bitumen products.

    Just checked, standing inside the shed looking up at pipe going into the roof, you can just about see a bit of daylight

    Do you recommend sealing this daylight with TEC-7
    Looking at spec of TEC-7 it seems to be super stuff for this job
