First time buyer question

    Hey,

    Myself and the boyfriend are looking to buy a house at the moment. But it's our 1st time and we're really unsure about the whole thing. I've read this forum alot and have learned (I think) a good bit.

    But we have differing opinions on how much to offer houses. I'm thinking we should offer really low as it seems the general consensus here is most houses are still way overpriced. However he thinks we should offer lower but not much lower than the asking price.

    Can you give us some ideas on what you'd offer for both the houses below?

    The first house is in an area with a good few houses empty. It's in an area that a lot of people would have bought to rent to college students. There's a few houses on daft in the same area ranging from €255,000 - €270,000. But these aren't detached, they're semi-detached.

    The second hosue is also in an area where there's a few houses on the market. Some have been there for 2 years so I think that's a major factor in our offer. There's a good few empty but it wouldn't be as easy to rent out in future if need be.

    Hi,
    I have a friend who hired a 'buyer'
    He is a professional buyer (not an estate agent) think he arranged their mortgage also? will check....
    Anyhoos they had offered and were sale agreed €425k for a house, they met him and he took over subsequently they only paid €385k this was within two weeks!!! I think he works on a fixed fee or percentage...
    They were thrilled....

    seriously who would pay somebody to put in an offer for them ?

    OP offer low if its not accepted go from there. no point in offering something that is accepted first time. No need to get somebody else to bid on your behalf

    Hi,
    You are missing part of my point.. in theory yes make your bid and walk away.... but
    a) they thought €425k was good value (I think asking was closer to €475k)
    b) not evrybody is capabale of bidding/negotiating etc and get nervous or feel as they are being lied to by estate agent etc
    c) If you reconcile in your mind that €400k is a good price or its the best you negotiate would you not pay to improve on this and save money? I would
    d) We are not all as good as we think at buying, hence in every asset class art, horses, land there are buyers who specialise!! Also as its the biggest purchase you are likely to make and as the current climate is a buyers world surely if you can maximise?

    I think you will agree there is merits for some in this for some?
